Multi-phased Housing Development
Newport, RI
350,000 sf
Architect: ICON Architecture

This multi-phased Construction Management project involved the demolition of 17 vacant buildings at the northwest corner of the housing project formerly known as Tonomy Hill, and was rebuilt as privately owned housing units with more modern features. The homes encompass a mix of 1-, 2-, 3- and 5-bedroom units.

Dimeo completed three phases of construction to create 299 units of new mixed-income residences. Based on new urbanist principles, the development was designed to be characteristic of the surrounding neighborhood while replacing an obsolete public housing development. Each housing unit has a private yard and driveway.

The development includes a 4-story, 60-unit mid-rise building reminiscent of the grand Newport shingle-style hotels. A rich palette of materials and forms includes wide trim, cementitious siding, single gable ends and deep porches. The second phase encompassed the completion of the Boulevard and the redevelopment of the site from its southern edge of Miantonomi Park to Maple Avenue on the north edge of the site. An additional 71 units were created during the final phase.
